Servicing the Second Most Underserved Retail Market
In 2005, Trademark Property Company conducted an exhaustive study to identify the most underserved retail markets in the country. Allen, Texas, was identified as the second most underserved market behind Naperville, Illinois. As a result, Trademark chose to create a regional mixed-use development to serve the Allen market.
Trademark teamed with UCR Urban in a venture that led to the development of Watters Creek, the first LEED certified mixed-use development in Texas. The project was successfully launched despite stiff competition from three major planned projects in the area.
When all phases are completed, the project will include 400,000 sf of specialty retail and leisure space, 100,000 sf of office space, and 300 integrated residential units.
UCR Urban has been successful in completing leases for 63% of the occupied space in the project, exclusive of the grocery store space. UCR Urban placed P.F. Chang�s and Brio in the retail core of the project, and Cheesecake Factory soon followed. In addition to these national powerhouse restaurants, UCR Urban has also placed the following tenants in the project: Ann Taylor, Ann Taylor Loft, Anthropologie, Apricot Lane, Bath and Body Works, Boardroom for Men, Borders Books & Music, Celebrity Caf�, Charming Charlie's, Cho Tailor, Eddie Bauer, Envy Nails, Flirt Boutique, Francesca�s Collection, Grimaldi�s Pizza, Jos. A. Bank, Le Crueset, Mi Cocina, Modia, New York & Co., Origins, PointMobl, Starbucks, Sunglass Hut, Swoozie�s, Tangerine Aveda Spa, Victoria�s Secret and Village Burger Bar.
